Ozon occupied about 60,000 sq. m. m in the logistics complex "Shishkin Forest Park" in New Moscow. The new hub will provide delivery to almost 14,000 pick-up points in Moscow and the Moscow region. The deal was part of a large-scale expansion of the marketplace's warehouse network: in August alone, the company leased over 200,000 square meters. m in the Moscow region.
The site in Shishkin Forest Park is the third of the first stage of the complex. Ozon has become its largest tenant. The location was chosen due to transport accessibility: the Central Ring Road, A107 and Kaluzhskoye Highway pass nearby, which speeds up the service of New Moscow, the western and southwestern directions of the capital, as well as parts of the Moscow region.
The parties did not disclose the value of the transaction. According to estimates by real estate market consultants, renting an object of this scale costs 540-750 million rubles per year, depending on the terms of the contract.
August turned out to be full of deals. Ozon leased another 140,000 sq. m. m in two logoparks of the Moscow region: 60,000 sq. m. m in "Innity Radishchevo" on Leningradskoe highway and 80,000 sq. m. m in Nikolsky-2 in Dmitrovsky district. The total lease payments for these two facilities will amount to 1.1–1.2 billion rubles per year.
The company attributes the expansion to business growth: in the second quarter, the number of orders increased by 83% year-on-year. Some experts attribute the activity in the warehouse real estate market to the need to replenish logistics capacity after recent UAV attacks.
For sellers using Ozon as a sales channel, including importers of goods from the BRICS countries, the expansion of the network means a denser coverage of the Moscow agglomeration. The 14,000 pick-up points in Moscow and the Moscow region form one of the largest final mile hubs in the country. The speed of goods getting from the warehouse to the buyer directly affects the inventory turnover and, consequently, the cash cycle of the importer. With the launch of the hub in New Moscow, the logistical leverage for the western sector of the agglomeration will decrease.
